Chapal Builders Joint Venture Public Notice for 2,500-Square-Yard Land in Karachi

Hyder Raza Arain, Advocate, issues this public notice on behalf of M/s. Chapal Builders, a builder and developer with its office at Plot No. G-19/2, Block-9, Khayaban-e-Jami, Clifton, Karachi. Chapal Builders has contracted and agreed to enter into a joint venture agreement with M/s. Hayat Associates through its partner, Mr. Nusrat Hayat Khan, son of Mr. Muhammad Hayat Khan.

The proposed joint venture concerns open commercial land measuring 2,500 square yards from Survey No. 99/1 (02-25-40 acres), facing Main Jinnah Avenue Road at Deh Dozan, Tappo Gujro, Gulzar-e-Hijri, District Karachi. The land is declared free from all charges, burdens, mortgages, liens, encumbrances, disputes, dues, prompt and deferred recoveries, and debts, with vacant and physical possession. The intended development comprises a shopping mall and a multi-storey residential-cum-commercial building.

Any person, adjoining neighbour, vicinity resident, bank, financial institution, authority, department, agent or agency with any claim, right, title, interest, lien, mortgage, surety, security, share, dispute, demand or other charge concerning the property must notify the undersigned in writing with documentary evidence by registered A.D. post and courier within seven days from the date of publication of this notice.

This invitation also extends to the Mukhtiarkar, Tehsildar, Naib Tehsildar, Qanoongo, Commissioner, Assistant Commissioner, D.C.O., K.D.A., S.B.C.A., Land Utilization Department, Military Lands & Cantonments Department, Cantonment Board Malir, Revenue Department and Board of Revenue.

After the seven-day period expires, Chapal Builders will proceed with the intended joint venture agreement. Any claim will be deemed waived, and no objection will be entertained after that period.
