Scope of Work (summary):
1. Complete outsourcing of day‑to‑day operation and facility management of the IT Park building services, security and housekeeping; Operator to act as sole and exclusive facility operator subject to PSEB oversight.
2. Leasing, tenant management and commercialization of office and commercial spaces (including retail, food court, gym, and other approved uses) to IT/ITeS and allied businesses.
3. Preventive and corrective maintenance of civil, electrical, mechanical, HVAC, fire/life‑safety, elevators, and IT/ELV infrastructure.
4. Remuneration to PSEB through a Minimum Guaranteed Payment (MGP) plus a competitive bid revenue share percentage of total gross facility revenue, subject to PSEB approval.
5. Compliance with applicable building, safety, environmental and labour regulations and adherence to Key Performance Indicators under the Service Level Agreement.
